"Smart technology" usually means "setup nightmare." Pairing devices to WiFi, managing passwords, and network troubleshooting is a waste of your team’s time.

We built Thea differently. The Thea LD21 is designed to be deployed in seconds. 

Step 1: Activate

  • Unbox the device and pull the battery tab to activate.

Step 2: Place the device

  • Place the sensor flat in the water heater's drain pan or directly on the floor at the base of the tank.
    • No drilling, screws, or adhesive is needed.

Step 3: Assign it to a unit or suite

  • Scan a QR code on the device to quickly tell us what unit or suite it was placed in.

That's it. You're protected.


Behind the scenes

Once placed, the Thea LD21 goes into a low-power monitoring mode. It creates a "heartbeat" check-in periodically to let us know it’s alive and functioning, but otherwise, it stays silent to conserve battery life.

The moment water bridges the metal contacts on the bottom of the sensor:

  1. Instant Detection: The device wakes up immediately and sends an alert to the Thea Cloud.
  2. Notification: We send a text message and/or email to your designated property manager or maintenance lead.
  3. Resolution: Your team visits the unit to fix the minor leak before it becomes a major flood.

Why Cellular?

We chose cellular connectivity to give you absolute peace of mind.

  • Works in Basements: We use a special type of cellular networking (LTE-M & NB-IoT) that penetrates deep within buildings, providing full coverage into mechanical closets, even if they're in basements where WiFi often fails.
  • No WiFi needed: Many buildings do not have property-wide WiFi networks available. Even with an available property-wide network, no connection to your internal corporate network means no cybersecurity vulnerabilities. We are 100% self-contained with no single-points of failure.
  • No hubs needed: Many competing WiFi or LoRa based solutions require range extending hubs, amplifying cost, and complicating setup and maintenance.
  • Future proof: We use the latest low-power cellular chip architecture from a leading semiconductor company to provide service today, and in 10 years.
